Beacon Lake just feels good to come home to. From the landscaped streets to the 43-acre lake, Beacon Lake homeowners have a lot to like about where they live.

Community Overview

Beacon Lake is situated on the south side of County Road 210 in St. Augustine, Florida, positioned squarely between I-95 (Exit 329) and US-1. For buyers researching the best Jacksonville neighborhoods and St. Johns County communities, Beacon Lake consistently stands out because of this fantastic location.

Beacon Lake is now fully built out and includes 1,476 total homes. The community spans approximately 630 acres total, with 358 of those acres set aside as nature preserve and wetland conservation.

At the geographic heart of the neighborhood sits the community's namesake: a gorgeous 43-acre man-made lake designed for paddling, fishing, and lakeside relaxation.

From a location standpoint, Beacon Lake residents are roughly 18 miles from Historic Downtown St. Augustine, about 25 miles from Jacksonville, and approximately 10 miles from the Atlantic Ocean. Jacksonville International Airport is about 40 miles north.

The community sits within the boundaries of St. Johns County, which has been ranked the number one school district in Florida for multiple consecutive years. This is one of the major reasons why so many families are relocating to Northeast Florida and specifically targeting St. Johns County communities like Beacon Lake.

Beacon Lake is located at 850 Beacon Lake Parkway, St. Augustine, FL 32095 — on CR 210 between I-95 and US-1, with quick access to Jacksonville, St. Augustine, and Atlantic beaches.

Beacon Lake is not fully gated, though one neighborhood section called The Landing is gated. The open, welcoming layout contributes to the friendly neighborhood atmosphere that residents consistently rave about.

Home Types, Builders, and Price Range

Beacon Lake offers a solid mix of home types, lot sizes, and price points, which is part of why it appeals to such a wide range of buyers.

Whether you are a first-time homebuyer stepping into a three-bedroom townhome, a growing family looking for space in a 2,500 square foot single-family home, a move-up buyer eyeing a Toll Brothers luxury build, or even a couple entering the golden years and looking for the best places to retire in Jacksonville and Northeast Florida, this community has something worth exploring.

Single-family homes are the backbone of Beacon Lake. Floor plans generally range from approximately 1,613 to over 4,400 square feet, and lot widths span from 43 to 73 feet. The community map shows lot sizes broken into four categories: 43-foot, 53-foot, 63-foot, and 73-foot wide lots. Larger lots are concentrated in later phases and the premium Toll Brothers sections.

Townhomes are also available and represent a more affordable entry point into the community. With 196 townhomes planned across various phases, they are a great option for buyers who want the Beacon Lake lifestyle without a single-family home price tag. Townhomes offer the same amenity access as all other residents.

Let's take a closer look at the two primary builders in Beacon Lake:

1. Dream Finders Homes

• The largest builder in the community by volume
• Offers over 10 distinct floor plans ranging from approximately 1,613 to 3,285 square feet
• Builds on 43-, 53-, 63-, and 73-foot wide lots
• Homes feature high ceilings, covered patios, smart home systems, included blinds, and sprinkler systems
• Many plans include office/flex rooms, ideal for remote workers

2. Toll Brothers

• Built 103 homes in The Landing, a premium gated section of Beacon Lake
• Also built in Phase 3B of Beacon Lake
• Known for larger, luxury-oriented floor plans with elevated finishes
• Homes in this section tend to feature larger lots and more architectural detail
• Appeals to move-up buyers and those looking for a higher-specification build

beacon lake amenities

Beacon Lake is truly a lifestyle. Sometimes, it's easy to forget that this isn't some resort you have to travel to. Instead, it's right around the corner.

Beacon Lake HOA and CDD Fees

Understanding the fee structure at Beacon Lake is important for any buyer doing their budget math. A knowledgeable realtor in Jacksonville who knows these communities inside and out will be able to explain these fees so there are no surprises.

Like most master-planned communities in St. Johns County, Beacon Lake has both HOA fees and CDD (Community Development District) fees. These are two distinct fees, and they work differently.

If you are unfamiliar with how Florida CDDs work, especially in newer master-planned communities, understanding these costs is an important part of evaluating the overall monthly payment.

As of 2026, the HOA fee is relatively low compared to many communities with a comparable amenity set. For single-family homeowners, the HOA fee is $62 per year. For townhome owners, the HOA fee is approximately $450 per quarter, which reflects the additional maintenance responsibilities associated with that product type.

The CDD fee is a separate charge that appears as a non-ad valorem assessment on your annual property tax bill. Beacon Lake falls within the Meadow View at Twin Creeks Community Development District. CDD fees can vary based on your specific lot size, phase, and home, but a general range of CDD fees in Beacon Lake is approximately $2,400 to $4,100 per year with a median amount at approximately $2,800 per year.

There is also a one-time transfer fee of $150 upon change of ownership.

Schools Assigned to Beacon Lake

School quality is one of the biggest drivers behind the strong demand throughout the Jacksonville housing market, especially in northern St. Johns County.

One of the most compelling aspects of buying in Beacon Lake is the school district. St. Johns County School District has consistently ranked as the top school district in the state of Florida, and Beacon Lake sits right in the heart of it.

And even more exciting is that the community has its own school built directly within it. Lakeside Academy, a brand-new K-8 school, opened its doors in August 2024 and is located right inside the Beacon Lake neighborhood.

For families with school-age children, the ability to walk or ride a bike to school is a lifestyle upgrade. Lakeside Academy is part of the St. Johns County School District and gives residents a convenient, quality educational option without ever leaving the community.

For high school, Beachside High School is also a newer high school serving families along CR-210 and is approximately 2 miles from Beacon Lake in the community of Beachwalk. It has quickly built a strong reputation both academically and athletically since opening.

Nearby Attractions, Shopping, and Restaurants

Beacon Lake's location on CR 210 between I-95 and US-1 puts a tremendous amount of shopping, dining, and entertainment within a short drive. This is one of the fastest-growing commercial areas in all of Northeast Florida, and new businesses continue to open regularly.

Grocery and Everyday Shopping

Residents have a Publix supermarket just minutes away, located right at Beacon Lake Parkway on the south side of CR 210; this is about as convenient as it gets.

The same shopping center includes a dentist, hair salon, and veterinary clinic, making it a genuine one-stop destination for daily needs. A 7-Eleven is nearby for quick trips as well.

For bigger shopping runs, Beachwalk East features a Lowe's and BJ's Wholesale Club. Other retail along CR-210 includes Starbucks, BurgerFi, Huey Magoo's, Panera Bread, Panda Express, F45 Fitness, Supercuts, and Wawa.

Restaurants

Dining options near Beacon Lake keep expanding.

Close to home, residents have quick access to the fast-casual spots listed above as well as Island Fin Poké and Kilwins (for ice cream and chocolates). Of course, there is also a Wendy's for those inevitable quick dinner nights.

Head a few miles toward Nocatee on CR 210 and you will find a growing collection of restaurants surrounding the Nocatee Town Center. Nocatee offers everything from casual lunch spots such as Timoti's Seafood Shak, M Shack Burgers, and Tijuana Flats to sit-down dining such as Catullo's Italian and Chophouse Nocatee, which are two of my favorites.

For fine dining and a wider variety of culinary experiences, Historic St. Augustine is about 18 miles south. The city's restaurant scene is vibrant, with options ranging from fresh seafood along the Matanzas Bay waterfront to nationally acclaimed chef-driven concepts on St. George Street. Additionally, the St. Johns Town Center area is just about a 20-minute drive and has nearly every restaurant imaginable.

Healthcare

Quality healthcare is close by too, and this is especially important for those looking for the best places to retire in Florida.

Ascension St. Vincent's has a facility approximately ten minutes from Beacon Lake.

For more specialized care, Mayo Clinic Jacksonville, which is consistently recognized as the top regional hospital in Florida by U.S. News & World Report, is approximately 25 minutes away.

Beaches Close to Beacon Lake

The Atlantic Ocean is approximately 10 miles from Beacon Lake. Ponte Vedra Beach and Mickler Beach are the closest ocean destinations, both reachable in about 15 minutes.

Located just across CR 210, the community of Beachwalk is a master-planned neighborhood centered around a 13-acre crystal lagoon with white sand beaches. But outside residents can also join the Beachwalk Club. As of 2026, outside memberships are available for a one-time initiation fee of $7,500 with monthly dues of $340. This is a convenient and amazing opportunity for Beacon Lake residents.

Golf

For golf enthusiasts, Beacon Lake homeowners also enjoy proximity to some of the area's best golf communities and courses throughout Northeast Florida

Popular nearby options include St. Johns Golf & Country Club, which offers a scenic 18-hole championship course, driving range, and clubhouse amenities. It's a favorite local course known for its mature landscape and challenging layout.

Residents are also within short driving distance of renowned golf destinations such as TPC Sawgrass, World Golf Village (former site of World Golf Hall of Fame), and numerous courses in Jacksonville, giving Beacon Lake homeowners easy access to both casual weekend rounds and some of Northeast Florida's premier golf experiences.

Historic St. Augustine

Living near Beacon Lake means you have one of America's most unique cities practically in your backyard.

St. Augustine is the oldest continuously occupied city in the United States, founded in 1565. Residents regularly make the short drive to explore Old Town, walk the cobblestone streets of the historic district, visit the Fountain of Youth Archaeological Park, tour Castillo de San Marcos, or simply enjoy a Sunday brunch overlooking the Matanzas Bay.

From the St. Augustine Nights of Lights festival during the holiday season to weekend farmers markets, live music, and cultural events year-round, there is always something happening in St. Augustine.

The Bottom Line

Beacon Lake is a community that delivers on its promises.

The 43-acre lake and resort-style amenities give it an immediate "wow" factor, but what keeps buyers coming back is the substance underneath.

Where else can you find a neighborhood with an on-site K-8 school in a top-ranked school district, quality builders, a convenient location, a diverse mix of floor plans across multiple price points, and a neighborhood atmosphere that is welcoming and centered around incredible amenities?

For families, the combination of Lakeside Academy directly within the community and Beachside High School just down the road is hard to beat. For active buyers, the kayaking, paddleboarding, tennis, pickleball, fitness center, and walking trails provide more than enough to stay busy. For those who appreciate connection, the organized activities, social events, and culinary studio create a true sense of community.

The HOA and CDD fees are certainly worth considering, but when you consider the full scope of amenities included, it's easy to see the solid value they provide when compared to other master-planned communities in Northeast Florida.

Many buyers comparing Beacon Lake also consider other similar master-planned communities such as Julington Lakes, Tamaya, and RiverTown depending on their preferred location, schools, or amenities.

Beacon Lake has built a real, thriving neighborhood, and after selling many homes in Beacon Lake, I continue to enjoy helping buyers explore this community. If you're considering Beacon Lake, working with experienced realtors like us (Rob & Nancy Hastings) can make a big difference.
