Beachwalk: A Complete Community Guide

Beachwalk is an award-winning master-planned community in St. Johns County, Florida, offering an exceptional blend of modern homes and a true resort-style lifestyle.

Here is a quick summary of why many homebuyers choose Beachwalk:

✅ A community designed to fit a wide range of lifestyles and needs with a mix of single-family homes, villas, and townhomes from the mid-$300,000s to $1.4M+
✅ Northeast Florida's first 14-acre man-made Crystal Lagoon with white sand beaches
✅ A members-only club with dining, waterslides, six Har-Tru tennis courts, fitness, and more
✅ Walking distance to Publix, Starbucks, and a growing retail corridor...

As a Jacksonville real estate agent who specializes in these types of master-planned communities, I have found that Beachwalk is one of those communities that captures people's attention immediately.

In fact, Beachwalk is probably the neighborhood that my St. Johns County buyers ask me most about.

In this comprehensive guide, I will give you everything you need to know about Beachwalk, including the homes, price points, the Crystal Lagoon, club amenities, schools, HOA and CDD fees, and what it truly feels like to live here.

I will even give you the insider local knowledge on new things coming near the neighborhood, as well as Beachwalk homes for sale.

Community Overview

Beachwalk sits along County Road 210 in St. Johns, approximately one mile east of I-95 at Exit 329 and one mile east of US-1 (Philips Hwy).

The location in northern St. Johns County is great for accessibility. Living here, residents are roughly 21 miles from downtown Jacksonville, 38 miles from Jacksonville International Airport, and 10 miles to the Atlantic Ocean (Mickler Beach).

What truly separates Beachwalk from other neighborhoods in Jacksonville and Northeast Florida is the 14-acre Crystal Lagoon. It is not a backdrop or a marketing feature. It is the beating heart of daily life here, and the entire community is designed around it.

This video tour of the community by Beachwalk shows the expansive lagoon and other amenities.

Developer John Kinsey envisioned a live/work/play environment where residents would never need to leave the property to enjoy daily conveniences, and that vision has been realized here in a remarkable way.

The community spans approximately 1,100 acres and includes multiple distinct residential sub-neighborhoods. These sub-neighborhoods include:

1. Atlantica Isles

• A mix of lagoon and non-lagoon villas and townhomes
• Built by Americrest Luxury Homes (Villas) and Dream Finders Homes (Townhomes)
• Villas and townhomes range from approximately 1,900 to 3,100 sq ft in size
• Gated section
• Maintenance-free living (HOA fee covers landscaping, exterior insurance, irrigation, outside pest control, and termite bond)

2. The Reef

• Single-family homes from approximately 1,700 to 2,800 sq ft in size
• Most affordable section of single-family homes
• Built by Lennar
• 40-ft wide lots
• NOT a gated section

3. Grand Isles

• Townhomes from approximately 1,600 to 1,800 sq ft in size
• Built by Lennar
• Lowest priced housing option in Beachwalk
• NOT a gated section

4. Dorado

• Townhomes from approximately 2,000 to 3,500 sq ft in size
• Built by Lennar
• 50-ft wide lots
• Gated section

5. The Cove

• A mix of lagoon villas & single-family homes from approximately 2,500 to 4,100 sq ft in size
• Built by Americrest Luxury Homes (Villas) and Taylor Morrison Homes, Vintage Estate Homes, and Dream Finders Homes (Single-Family Homes)
• 60-ft wide lots
• Gated section

6. Seaside Estates

• Largest single-family homes in Beachwalk from approximately 3,000 to 5,000 sq ft in size
• Built by Dream Finders Homes
• 70 to 80-ft wide lots
• Gated section

Other features of the neighborhood include a world-class, members-only club and a growing commercial district right at the entrance. Beachwalk is golf-cart-friendly and thoughtfully designed to feel like a permanent vacation without sacrificing the convenience of modern suburban life.

Where is Beachwalk Located?

Beachwalk is located along County Road 210 in St. Johns, FL — approximately one mile east of I-95 Exit 329, with easy access to US-1, Jacksonville, and Historic St. Augustine.

Home Types, Builders, and Price Range

Beachwalk offers a range of housing options to accommodate different lifestyles and budgets. The primary home types include single-family homes, twin villas, and townhomes.

For single-family homes, floor plans range from approximately 1,700 to 5,000 square feet, with options for three to six bedrooms. Depending on the size of the home and the sub-neighborhood, lots range in size from one-quarter to one-half acre. Single-family homes are in the sub-neighborhoods of Seaside Estates, The Cove, Dorado, and The Reef.

The villa-style homes, which are in the sub-neighborhoods of both Atlantica Isles and The Cove, sit directly along the lagoon and range from about 2,500 to 3,000 square feet, delivering luxury finishes with truly unbeatable water views.

The townhomes in Beachwalk are the community's most affordable option. Townhomes are available in the sub-neighborhoods of Grand Isles, Atlantica Isles, and The Cove, albeit the latter two include higher-end townhomes with higher price points.

Let's take a closer look at the builders who built Beachwalk. Some builders were specific to the aforementioned sub-neighborhoods, and each builder brought a slightly different style and feature set.

1. Dream Finders Homes

• One of the largest builders in Beachwalk
• Built a mix of single-family homes and townhomes
• Known for flexible floor plans and the largest homes in the community in Seaside Estates

2. Lennar Homes

• Built neighborhoods like Dorado, Grand Isles, and The Reef
• Largest builder in the neighborhood (both nationally and by number of units sold in Beachwalk)
• Typically smaller townhomes to small-to-mid size single-family homes
• More production-style builds

3. Taylor Morrison

• Built homes in The Cove at Beachwalk
• More semi-custom feel with design options
• Typically higher-end finishes compared to entry-level builders

4. Americrest Luxury Homes

• Built many of the townhomes / maintenance-free homes on the lagoon
• Higher-end attached units command a premium price point
• Popular with buyers wanting lower maintenance + lagoon views

5. Vintage Estate Homes

• Built in The Cove
• More custom/luxury-style homes
• Built fewer homes in the community in comparison to other builders

As for pricing, homes at Beachwalk currently range from the high-$200,000s (townhomes in Grand Isles) to over $1.4 million (larger homes in Seaside Estates). Lagoon-front and luxury properties command a significant premium.

Of course, pricing is always subject to change and is subject to the greater Jacksonville housing market and other market conditions.

HOA and CDD Fees

Understanding the full cost of living in Beachwalk requires looking at a few separate fee structures. The community has both HOA fees and CDD fees that vary by neighborhood, plus mandatory club membership dues.

It is worth noting upfront that HOA fees, CDD fees, and club membership dues are completely separate. When budgeting for a home here, buyers should account for all three components. The total monthly carrying cost varies meaningfully depending on which sub-neighborhood you are purchasing in.

Club Membership Dues: All Beachwalk homeowners are required to join the Beachwalk Club. As of 2026, the standard homeowner membership includes a one-time initiation fee of $5,000 with monthly dues of $315. Crystal Townhome owners have a slightly reduced structure: a $3,750 initiation fee and monthly dues of $201.60. These dues are reviewed annually.

HOA Fees by Neighborhood: HOA fees vary based on which neighborhood you are in.

Beachwalk HOA Fees By Sub-Neighborhood (2026)

• Atlantica Isles: $375 per month

• Seaside Estates: $574 per quarter

• Dorado: $586 per quarter

• The Reef: $602 per quarter

• The Cove: $657 per quarter

• Grand Isles: $381 per month

Of note, Atlantica Isles' HOA fee covers full exterior maintenance including lawn care, landscaping, exterior painting, roof repair, and homeowner's insurance for the structure.

CDD Fees: Community Development District fees are assessed through your annual property tax bill and vary significantly by neighborhood and lot size. The CDD funds infrastructure, community amenities, and the bonds used to build them out over a 20-to-30-year period.

Typical annual CDD fees within Beachwalk have ranged from roughly $1,200 to $5,000 per year depending on the sub-neighborhood and if the bond portion has been paid off.

Because fee structures at Beachwalk are reviewed annually and have seen changes over time, it is always important to verify the exact current figures for any specific home before making a purchase decision.

Beachwalk Amenities for Residents

The amenity package at Beachwalk is genuinely resort-caliber and covers nearly every interest imaginable.

The Clubhouse

The 12,000-square-foot clubhouse anchors the community and houses an incredible variety of things to do.

Inside, residents enjoy a 24-hour fitness center outfitted with Star Trac Core Health & Fitness equipment, a yoga studio, private meeting rooms, a full-service lounge, and a kids club.

The clubhouse dining experience, with open-air seating overlooking the lagoon, creates an atmosphere that is difficult to match anywhere else in St. Johns County.

Beachwalk Clubhouse

The Beachwalk Club's 12,000-square-foot clubhouse sits directly on the Crystal Lagoon, offering open-air dining, a swim-up bar, waterslides, and resort-style amenities for residents.

Sports and Recreation

Six Har-Tru tennis courts serve both casual players and competitive club-level members with certified instructors available.

There are also basketball courts and a TPC putting course.

Of course, the lagoon remains the centerpiece. In addition to a swim-up bar and waterslides, kayak and canoe launches provide easy water access, while cabanas and lounge chairs line the beachfront for those who prefer to simply relax.

Dog Parks and Green Space

Beachwalk is notably dog-friendly. The dog splash parks have been a particularly beloved feature for pet owners, and the community offers plenty of green space and walking trails.

Community Events

There is always something on the calendar at Beachwalk.

From live music by the lagoon and wine tastings to wellness classes and community-wide social events, the Beachwalk Club's monthly newsletter keeps everyone informed. An active members Facebook page provides real-time updates on what is happening each week.

The community events at Beachwalk are incredible. Events like this laser light show for the Fourth of July show the level of community that makes Beachwalk so attractive.

Beachwalk Lagoon

The 14-acre Crystal Lagoon at Beachwalk is Northeast Florida's first man-made lagoon of its kind, and it remains one of the most spectacular residential amenities in the entire state.

The lagoon holds approximately 37 million gallons of crystal-clear water and features 100 feet of white quartz beach on its shores, creating an environment that genuinely resembles a Caribbean waterfront.

The water is kept sparkling clear through Crystal Lagoons' proprietary, eco-friendly treatment process, resulting in the kind of visibility and color you would expect from a luxury resort.

Residents can use the lagoon for swimming, kayaking, stand-up paddleboarding, sailing, and more. The waterslides are a major hit with families, and the swim-up restaurant and bar creates a social atmosphere unlike anything else in the area.

Lifeguards are on duty, and the community even has a lifeguard jet ski for fast water response on all 14 acres of open water.

Outside Membership to Beachwalk Club

One of the more interesting aspects of Beachwalk is that the club is not exclusively for residents. Non-residents can also apply for membership, which gives people in the surrounding area access to one of St. Johns County's most exceptional lifestyle amenities.

As of 2026, one outside membership tier is available. This membership for non-residents carries a one-time initiation fee of $7,500 plus monthly dues of $340 + tax per month.

The non-resident membership provides full access to all three beaches, the swim-up bar, waterslides, paddleboards, kayaks, the 18-hole putting green, dog splash parks, the fitness center with kids club, clubhouse dining, all six Har-Tru tennis courts, seasonal water aerobics, and exclusive social events.

The guest policy is generous too with the option to bring a limited number of guests for a nominal fee ($5 or $10 depending on the time of year).

Membership pricing and availability are subject to change, so contacting the Membership Director at (904) 506-4902 or visiting clubbeachwalk.com is the best way to get current information before making any decisions.

Schools Assigned to the Community

Beachwalk falls within the St. Johns County School District, consistently recognized as one of the top-performing school districts in all of Florida.

While school assignments can change and families should always verify current zoning directly with St. Johns County Schools, the community is currently assigned to the following schools:

Lakeside Academy serves students in kindergarten through eighth grade. It is a highly regarded K-8 school within the district, known for strong academics, a supportive community environment, and a broad range of extracurricular programs. Its K-8 structure allows students to build strong relationships with teachers and peers over multiple years, which many families find to be a real advantage.

Beachside High School serves grades nine through twelve. As a newer addition to the St. Johns County school lineup, Beachside High has quickly built a reputation for academic rigor, strong school culture, and modern facilities. Its proximity to the Beachwalk community is an obvious practical benefit for families with high-school-aged students.

The combination of a well-regarded K-8 and a growing, highly rated high school makes Beachwalk a particularly attractive choice for families. The school district's commitment to excellence across all grade levels is one of the most frequently cited reasons people choose St. Johns County as a place to put down permanent roots.

Nearby Attractions, Shopping, and Restaurants

Part of what makes Beachwalk so well-rounded is the mix of on-site conveniences and nearby destinations. You genuinely have the best of both worlds here.

Right at the Community

The retail and dining corridor along CR-210 and within the Beachwalk development has grown significantly.

The Shoppes at Beachwalk is anchored by a Publix Supermarket, making daily grocery runs effortless. Other retail along CR-210 includes Starbucks, BurgerFi, Huey Magoo's, Panera Bread, Panda Express, F45 Fitness, Supercuts, and Wawa.

Beachwalk East features a Lowe's and BJ's Wholesale Club. Several lagoon-front restaurant spaces are also actively being leased to local and regional dining concepts.

Historic St. Augustine

Just a short drive south, St. Augustine, Florida offers some of the best dining, entertainment, and cultural experiences in Florida.

The oldest city in the country is filled with award-winning restaurants, art galleries, the St. Augustine Lighthouse, Flagler College, and a historic district that draws visitors and locals alike year-round. It is a remarkable thing to have a destination like this practically in your backyard.

Ponte Vedra Beach

To the northeast, Ponte Vedra Beach offers championship golf at TPC Sawgrass, home of The Players Championship. The area also features excellent upscale shopping, waterfront dining, and beautiful Atlantic Ocean beach access just a short drive from Beachwalk.

Bigger Shopping Trips

When you want more retail, the St. Johns Town Center in Jacksonville is easily accessible from Beachwalk and features 175+ stores, restaurants, and entertainment options in one of the region's premier outdoor shopping destinations.

Also close by is the The Pavilion at Durbin Park, an ever-expanding shopping area serving northern St. Johns County. Anchor stores include The Home Depot, Walmart, and Cinemark Durbin Park (12-screen movie theater). Additional phases are to follow and will include more anchor stores, hotels, and even a Ferris wheel and merry-go-round.

Nearby Healthcare

Baptist Medical Center South (8 miles away) and the Mayo Clinic (20 miles away) are also in relatively close proximity, which is a meaningful consideration for many buyers when evaluating a community's location.

The Bottom Line

Beachwalk is not just one of the best neighborhoods in St. Johns County. It is a lifestyle that very few communities in the country can genuinely claim to offer.

Between the lagoon, the club, the schools, the location, and the continued growth of the commercial corridor, it continues to attract buyers who want more from their daily lives and are willing to invest in a community that truly delivers.

But let's be honest: this lifestyle comes a hefty price. The fees for Beachwalk are some of the highest in the area. Worth it? Yes. Expensive? Also yes.

If you are ready to explore Beachwalk for yourself, I would love to help. Once you see the homes for sale, the Crystal Lagoon, the club, and the growing retail corridor right outside the gates, I know you will be able to quickly determine if it is the right fit for you.

Specific residential sub-neighborhoods of Beachwalk are gated, including Atlantica Isles, Dorado, The Cove, and Seaside Estates. The two sub-neighborhoods that are NOT gated are The Reef and Grand Isles.

How close is Beachwalk to the beach?

While Beachwalk offers beach-like amenities right within the community through its 14-acre lagoon and white sand shores, residents who want the Atlantic Ocean are a short drive away. St. Augustine Beach is approximately 20 to 25 minutes south, and Ponte Vedra Beach and Mickler Beach are accessible in a similar timeframe heading east. For most residents, the convenience of the lagoon means genuine saltwater beach trips become more of a choice than a necessity, which is part of what makes Beachwalk so unique.

How much are the fees for Beachwalk?

There are four primary fees for Beachwalk homeowners: (1) An initial one-time capital contribution ($5,000 or $3,750 depending on the home type) to Beachwalk Club, (2) Monthly club dues ($315 or $201 per month depending on the home type), (3) HOA fees specific to sub-neighborhoods within Beachwalk (ranging from $574 to $1,143 per quarter), and (4) CDD Fees specific to sub-neighborhoods within Beachwalk (ranging from $1,200 to $5,000 per year).

Who built the homes in Beachwalk?

The builders who built in Beachwalk include Dream Finders Homes, Lennar, Taylor Morrison, Americrest Luxury Homes, and Vintage Estate Homes. Different builders were active in different sections of the community, which is why home styles, lot sizes, and price points vary throughout Beachwalk.

What types of homes are available in Beachwalk?

Beachwalk offers single-family homes, maintenance-free villas, and townhomes. Home sizes typically range from approximately 1,600 to over 5,000 square feet depending on the neighborhood and builder.

What schools are assigned to Beachwalk?

The schools assigned to Beachwalk are Lakeside Academy (Grades K-8) and Beachside High School (Grades 9-12).

Are pets welcome at Beachwalk?

Absolutely. Beachwalk is a pet-friendly community and even features dedicated dog splash parks within its amenity package, making it a particularly great choice for dog owners who want their pets to enjoy the water right alongside them.

Can people who do not live in Beachwalk use the lagoon and club?

Yes. The Beachwalk Club accepts non-resident members, and outside memberships are available in 2026 for a one-time initiation fee of $7,500 with monthly dues of $340. For current pricing and availability, it is best to contact the club's Membership Director at (904) 506-4902.
