The setting and feel of the neighborhood are intentional with lush, mature landscaping. The community is very protective of its large oak tree canopy that provides a stark contrast to fully cleared new construction communities being built today.

One of the truly unique features that sets Queens Harbour apart from virtually every other residential community in Jacksonville is its extraordinary lagoon and lock system.

Unlike anything else on the Eastern seaboard, this freshwater lagoon winds through the heart of the community, providing water views from hundreds of homes. The lagoon is fed by five freshwater springs and can accommodate the draft of any vessel with a length of 100 ft or less.

What I specifically love about the lagoon is that because it is mostly freshwater, it's much easier to maintain your boat versus saltwater. There is also no tide in the lagoon, so there isn't any rise or fall of your vessel when tied up to your dock.

Another great attribute is that most houses on the lagoon are NOT in a flood zone. This means you can live on the water, have a dock in your backyard, and access the Intracoastal and Atlantic Ocean without a high risk of flooding. I still recommend flood insurance, but it will be significantly less in cost if your home is not in a high-risk flood zone.

Until recently, boat lifts were not permitted on the lagoon. However, the HOA recently approved the installation of No-Profile Boat Lifts, a platform boat lift with a more aesthetically pleasing design.

Queens Harbour lock

The 100-ft lock system at the lagoon's north end provides easy access to the Intracoastal Waterway, St. Johns River, and the Atlantic Ocean.

The lock system is the crown jewel of it all. It connects the freshwater lagoon to the saltwater Intracoastal Waterway, allowing boaters to travel seamlessly between the two. The lock adjusts for the tidal difference between the lagoon and the ICW, protecting the freshwater environment while giving residents direct water access to some of the most beautiful waterways in Northeast Florida and ultimately, to the Atlantic Ocean.

For boat owners who may not live on the lagoon, the marina offers 65 boat slips available for lease, accommodating a wide range of vessel sizes. Queens Harbour Country Club

It's important to note that the Queens Harbour Country Club operates separately from the homeowners association. Membership in the country club is optional and not included in your HOA fees, but for those who choose to join, it certainly elevates the living experience.

Queens Harbour Country Club is a semi-private club that is operated by Invited Clubs. Previously known as ClubCorp before its rebrand, Invited Clubs is a portfolio of private golf, country, and city clubs across major metropolitan and residential markets. Invited Clubs markets itself as a "network of clubs," offering members access to all its clubs when traveling.

At the heart of the club is an 18-hole golf course designed to challenge and delight players of all skill levels. The course winds through the community with several holes on the lagoon or marsh. It's the kind of course where you look forward to every round no matter how many times you've played it.

Beyond golf, the country club features a full-service clubhouse with dining options ranging from casual lunches at Spinnakers to elegant dinner events and themed member gatherings. Within 3 minutes of the front gate, there are 4 restaurants that Nancy and I regularly frequent: Catullo's (best Italian food in Jacksonville), Jerry's Grille (a local sports / dive bar with great bar food), Blue Orchid Thai Cuisine (Pad Thai Tuesday brings me in regularly), and Pizzaro (a new small pizza place with other Italian food).

We also like to venture to the Atlantic Beach Town Center area (about 4 miles away) for seafood (North Beach Fish Camp), tacos (Flying Iguana), and Mezza Luna (American / Italian cuisine).

HOA Fees & Capital Contributions

Understanding the financial structure of Queens Harbour is important for any prospective buyer, and the good news is that the fees reflect the exceptional level of amenities and maintenance the community provides.

The neighborhood is governed by a homeowners association (HOA), which in the case of Queens Harbour is called the POA (Property Owner's Association).

HOA Fees: HOA fees at Queens Harbour vary depending on the home's location (lagoon lot or non-lagoon lot). Lagoon homes pay a higher HOA fee due to maintenance of the lagoon and lock system.

For lagoon homes, fees are currently $1,119 per quarter. For non-lagoon homes, HOA fees are currently $913 per quarter. These fees cover gated security, common area maintenance, landscaping of community spaces, pool and amenities access, lagoon and lock maintenance (lagoon homes only), and professional management services.

Capital Contribution: Every buyer of a Queens Harbour home must pay an initial capital contribution to the HOA. The fee is currently $6,891, and it is paid at closing per the HOA estoppel letter.

While this fee may seem significant at first glance, when you consider the extraordinary amenities, security, meticulous maintenance, and the lifestyle that comes with living in Queens Harbour, most residents understand the necessity.
