Atlantic Beach Country Club: A Complete Community Guide
Atlantic Beach Country Club is one of the premier coastal communities in Northeast Florida, offering an exceptional blend of modern luxury homes and an active country club lifestyle just minutes from the ocean.
Here is a quick summary of why many homebuyers choose Atlantic Beach Country Club:
✅ Newer custom coastal homes with golf and water views,
✅ A nationally recognized 18-hole championship golf course four blocks from the ocean,
✅ A private country club with tennis, pickleball, pool, and fitness,
✅ Walkable to the beach and the Beaches Town Center...
In fact, Atlantic Beach Country Club is one of the most sought-after addresses on the entire First Coast, and once you understand what makes this neighborhood tick, I think you'll probably agree.
As a Jacksonville realtor, I have found that Atlantic Beach Country Club (called "ABCC" by locals) is one of those communities that sells itself. But let me walk you through everything you need to know about ABCC, including the homes, price points, country club, golf course, schools, and HOA fees.
I'll even give you the inside scoop on the best spots to grab dinner on a Friday night as well as Atlantic Beach Country Club homes for sale.
Community Overview
Atlantic Beach Country Club sits on the north end of Atlantic Beach, nestled between the Atlantic Ocean and the Intracoastal Waterway.
Located just four blocks from the beach, the neighborhood is filled with custom-built, coastal-style homes that wrap around a stunning central golf course.
However, the community's roots go back further than most people realize.
The current neighborhood was born in 2014 when developers began the transformation of the old Selva Marina Country Club into a completely redesigned club and golf course surrounded by 178 homesites. Today, that vision is fully realized as the neighborhood is fully built out.
Atlantic Beach Country Club features custom coastal homes surrounding a championship 18-hole golf course, just four blocks from the Atlantic Ocean.
What makes ABCC stand apart isn't just one thing; it's the combination of everything.
It's a thoughtfully designed neighborhood tucked inside a historic coastal town with the Atlantic Ocean practically at your doorstep. And to have a world-class private club a short walk away defines the community's lifestyle.
Atlantic Beach itself is a small, laid-back beach town that feels entirely removed from the pace of Jacksonville, yet downtown Jacksonville is less than 20 miles west.
It's the best of both worlds.
The vibe here is relaxed but elevated. Neighbors know each other by name, kids ride bikes through the neighborhood, and the smell of the ocean makes an appearance on just about every afternoon walk.
The community attracts people from all walks of life - professionals, retirees, golf enthusiasts, and beach lovers - and they are all drawn together by a shared appreciation for the Florida coastal lifestyle at its finest.
If you've been chasing that "coastal living without the tourist crowds" dream, ABCC should be high on your list.
Where is Atlantic Beach Country Club Located?
Atlantic Beach Country Club is located at 1600 Selva Marina Drive in Atlantic Beach, FL — just four blocks from the Atlantic Ocean and minutes from the Beaches Town Center.
Home Types and Price Range
Atlantic Beach Country Club has 178 homes with lots ranging from 50 to 80 feet wide; many of the lots offer water and golf course views. The homes themselves are a mix of custom builds and production homes from highly respected builders.
The builders behind the community are Toll Brothers and Riverside Homes, and buyers also had the option of working with Glenn Layton Homes for fully custom builds.
The architectural style throughout the community leans coastal and contemporary — think clean lines, coastal colors, natural wood accents, covered lanais, and open-concept floor plans designed for the Florida lifestyle.
Home sizes range from approximately 2,000 to 4,500 square feet, giving buyers options whether they're looking for a manageable lock-and-leave lifestyle or a spacious estate-style residence.
Homes in ABCC could be defined as "coastal luxury." This video tour of an Atlantic Beach Country Club home that we sold will give you an idea of the general style, finishes, and aesthetics of homes in the community.
As for pricing, the market has appreciated meaningfully since the community launched.
Current listings in the Atlantic Beach Country Club area reflect a luxury price point with active listings ranging from approximately $1.5 million to $2.5 million. Golf course and water view lots command a premium and rightfully so.
It's always a good idea to connect with a trusted Jacksonville realtor who knows Atlantic Beach Country Club well to get the most current pricing and available inventory, as the Jacksonville housing market moves quickly.
So why do buyers choose Atlantic Beach Country Club?
It's simple - ABCC offers something rare: newer homes with high-end finishes in a country club location that simply cannot be duplicated.
HOA Fees
Atlantic Beach Country Club has a homeowners association that governs the community's architectural standards, landscaping guidelines, and neighborhood upkeep.
It's worth noting upfront that HOA fees and club membership dues are completely separate. The HOA fee covers community maintenance and standards; club membership is required (as a social member at a minimum) and is an additional expense. When budgeting for a home here, buyers should account for both fees.
The HOA website at abcchoa.com provides access to community documents, including those available to the public without registration. Non-homeowners interested in the community may access important documents through the "Community Documents - Public" tab on that site.
Currently, HOA fees for Atlantic Beach Country Club are $1,075 annually. For the most current and accurate HOA fee information, prospective buyers should always contact the HOA directly as fees can change.

The Atlantic Beach Country Club Golf Course
For golf enthusiasts, the Atlantic Beach Country Club golf course is nothing short of fun to play.
This isn't just a nice amenity tacked onto a residential development like we see in some other Jacksonville golf communities.
No, this is a legitimate, nationally recognized championship course with deep history and thoughtful modern design.
The History
The land itself has hosted golf for decades. The course, which was previously known as Selva Marina Country Club, is steeped in rich history, having hosted the 1966 Greater Jacksonville Open, where golf legend Jack Nicklaus recorded his first double eagle in tournament competition on the 18th hole.
More recently, Atlantic Beach Country Club proudly hosted the Web.com Tour Championship in 2016, 2017, and 2018 and has always been praised by local tour pros for its impressive playing conditions and course design.
The Redesign
With the transformation of the community from Selva Marina Country Club to Atlantic Beach Country Club, world-renowned golf course architect Erik Larsen redesigned the historic golf course in late 2014.
Larsen brought serious credentials to the project. He worked with Arnold Palmer and ASGCA past president Ed Seay from 1983 to 2005, designing nearly 100 golf courses in 23 states and 25 countries for Palmer Course Design Company before founding his own firm, LarsenGolf.
Course Details
The 6,868-yard, par-71 course features deep bunkers, Celebration Bermuda fairways, and TifEagle greens.
The course rating is 72.7 with a slope rating of 131. These ratings reflect a course with enough teeth to keep better players engaged without punishing recreational golfers. Five tee options mean you can set the difficulty level that matches your game.
The Signature Hole: No. 18
The par-5 18th hole (537 yards) is the course's signature, carrying its legendary association with Nicklaus's historic shot back in 1966.
Water runs down the left side of the fairway from tee to green, with a tree-lined, relatively narrow fairway that rewards precision over power. Standing on that tee with ocean air in your face, you'll understand exactly why this hole has remained memorable for 60 years and even after the redesign.
The 18th hole at Atlantic Beach Country Club is an incredible finishing hole.
The Location Advantage
Situated in the heart of Atlantic Beach and only four blocks from the ocean, Atlantic Beach Country Club offers a premier golfing experience in Northeast Florida. With its championship pedigree, the course is known for its speedy greens, exciting layout, tricky bunkers, and the constant reminder that the beach is never far away.
Schools Assigned to the Community
Atlantic Beach Country Club falls within Duval County's public school system.
While school assignments can change and families should always verify current zoning directly with Duval County Public Schools, the community has historically been assigned to the following schools:
Atlantic Beach Elementary School ranks in the top 7.5% of Florida elementary schools and holds a 9/10 rating by GreatSchools.org. This above average rating is something that parents in this community take genuine pride in. With approximately 500 students, it's also a smaller school environment where children and teachers genuinely know each other.
Mayport Middle School (officially Mayport Coastal Sciences Middle School) serves grades 6 through 8 with approximately 800 students. What makes Mayport particularly special is its unique focus on coastal sciences. The school has an Aquaculture program and other coastal science offerings that don't exist elsewhere in Duval County. The school consistently outperforms both the district and state averages across standardized assessments. The school is ranked 7/10 by GreatSchools.org.
Duncan U. Fletcher High School hosts grades 9 through 12 and has approximately 2,200 students. Alumni consistently praise the school's college readiness programs and range of honors and AP course offerings. Located just south of Atlantic Beach in Neptune Beach, Fletcher is a neighborhood institution that has served the Beaches community for generations. The school is ranked 5/10 by GreatSchools.org.
In addition to the public school options, several families who live in ABCC choose private school alternatives. Popular nearby options include The Bolles School, Episcopal School of Jacksonville, and Beaches Christian Academy, giving families a full spectrum of educational choices.
Nearby Attractions, Shopping, and Restaurants
One of the underrated selling points of Atlantic Beach Country Club is just how much is within easy reach — without any of it feeling touristy or overdeveloped.
Beaches Town Center
Located in the hearts of Neptune Beach and Atlantic Beach, the Beaches Town Center is where Atlantic Boulevard meets the ocean.
It's home to boutiques, fitness centers, restaurants, and two oceanfront hotels all in close proximity. This is where residents go for their Saturday morning coffee, a casual or nice dinner on a Friday night, or an evening stroll after the sun sets over the water. It has the energy of a real neighborhood gathering place, not a shopping mall.
Dining Options in Atlantic Beach
The dining scene around Atlantic Beach punches well above its size.
A few standouts include Ocean 60, an award-winning restaurant in the Becahes Town Center known for elegant dishes, a renowned martini program, and fresh Continental cuisine.
Sliders Oyster Bar is a community favorite for fresh seafood and a welcoming atmosphere. Live music is often played on the patio. I love the easy going, relaxed beach vibe of Sliders.
North Beach Fish Camp is a local go-to for fresh Florida seafood in a relaxed, family-friendly setting. My favorite menu item is the seared tuna. Perfectly seasoned, it's accompanied with a toasted sesame salad. Maybe it's embarrassing to say, but it's so good that I order it every time.
Poe's Tavern is a beloved neighborhood burger joint with an Edgar Allan Poe theme and a loyal local following. I'm personally a fan of the "Amontillado" burger. It's your choice of a beef or chicken patty with guacamole, jalapeno jack cheese, pico de gallo, and chipotle sour cream.
And The Flying Iguana rounds things out with Latin-fusion cuisine and an impressive selection of over 100 tequilas. Don't forget to order the tableside guacamole. It's my favorite.
Outdoor Recreation in Atlantic Beach
Kathryn Abbey Hanna Park is a short drive away and offers one of the best outdoor experiences in all of Northeast Florida.
The park has over 450 acres of oceanfront park with a freshwater lake for kayaking, mountain bike trails, campgrounds, and one of the best surf breaks in the Jacksonville area. Dutton Island Preserve is another local gem for birding and kayak launches on the Intracoastal.
Bigger Shopping Trips
When you want more retail, the St. Johns Town Center, an outdoor shopping mall with over 175 stores, is about 20 minutes away and offers virtually every major retail brand.
For everyday necessities and groceries, Publix, Ace Hardware, Home Depot, Fresh Market, and several other stores are within 5 to 15 minutes of ABCC.
The Bottom Line
Atlantic Beach Country Club is the kind of community that's genuinely hard to replicate anywhere on the First Coast.
From the championship golf course to the beautifully designed, newer coastal homes, this neighborhood simply delivers. Whether you're a golf enthusiast, a beach lover, or a family looking for a safe and beautiful place to put down roots, ABCC should be a top consideration.
If you're ready to explore ABCC for yourself, I'd love to help. Once you see the homes for sale, the country club, and the proximity to the beach and everything in Atlantic Beach, I know you'll be able to quickly determine if it's the right fit for you.

FAQs
1. Do I have to join the club to buy a home in Atlantic Beach Country Club?
Yes, a Social Membership is required for homeowners. The initiation fee for the Social Membership for homeowners is waived ($7,500), but homeowners must pay the monthly operating dues ($505) and monthly capital dues ($150) required of the Social Membership. Homeowners have the option to upgrade to the Sports or Full Memberships, but initiation fees ($60,000 and $120,000, respectively) and increased dues would apply.
2. Is Atlantic Beach Country Club a gated community?
The community is not gated. But it's still an upscale residential neighborhood with HOA oversight, architectural standards, and community guidelines that maintain its quality and character just like any other luxury community that may also be gated. Many buyers actually appreciate this; ABCC feels like a true neighborhood in Atlantic Beach rather than a fortress.
3. Can I walk or bike to the beach from Atlantic Beach Country Club?
Absolutely, and this is one of the neighborhood's biggest draws. ABCC is only four blocks from the beach, making it easily walkable or bikeable. It's one of the few golf communities in Northeast Florida where you can finish your morning round and be in the ocean before noon.
4. Are there new construction homes still available in Atlantic Beach Country Club?
No, Atlantic Beach Country Club is fully built out. Resale homes are available but tend to move quickly if priced appropriately.
5. What makes Atlantic Beach Country Club different from other golf communities in Jacksonville?
The location. You can find other well-designed golf communities in Jacksonville, but none of them put you four blocks from the Atlantic Ocean in a charming, walkable beach town while also placing you on a nationally recognized championship course that has hosted pro-level tournaments. Add in the newer construction, the club membership model where every owner is also a member, and the caliber of the surrounding dining and school options, and you have a community that's genuinely hard to replicate anywhere on the First Coast.
