River Glen in Yulee, FL is one of Northeast Florida's most desirable and affordable communities with well-designed homes, top amenities, highly-rated schools, and a location that is convenient to Jacksonville, Amelia Island, south Georgia, and the Jacksonville International Airport.
Community Overview
River Glen was initially developed in 2005 and has grown steadily into a thriving neighborhood that residents are genuinely proud to call home.
After the initial phases of the community were built by homebuilders such as Maronda Homes and Taylor Morrison from 2007 to 2011, D.R. Horton later built out follow-on phases from 2016 to 2023. The community is now complete.
Located just off FL-200 and Edwards Road in Nassau County, the community is anchored by an active Community Development District (CDD) that oversees infrastructure, common areas, and the impressive amenity center that serves as the social hub of daily life here.
The location is one of River Glen's strongest selling points, especially for buyers looking at Jacksonville commuter neighborhoods with easy access to major highways.
River Glen sits roughly 24 miles north of downtown Jacksonville along the St. Marys River corridor, and with Interstate 95 just around the corner, residents can reach the airport in about 15 minutes and the beaches of Amelia Island in under 20 minutes.
Nassau County itself has a small-town atmosphere with a big-town energy, and River Glen reflects that same balance.
The neighborhood has a peaceful, family-friendly feel. Residents describe it as clean, quiet, and close-knit. Whenever I am in the neighborhood, I always see neighbors talking in their driveways, kids playing in the dedicated green spaces, and homeowners working in their yards.
River Glen is also one of the more established neighborhoods in Yulee, FL, making it especially appealing to buyers who prefer a completed community over ongoing construction.
It's the kind of place that you want to come home to.

Home Types and Price Range
River Glen is a single-family home community, and the housing inventory reflects a range of sizes and styles that appeal to a wide variety of buyers.
For buyers researching homes in Yulee, FL, River Glen offers one of the widest ranges of floorplans and price points in Nassau County.
Homes in the neighborhood generally range from approximately 1,400 to over 3,900 square feet, giving buyers plenty of options depending on how much space they need.
D.R. Horton played a major role in finishing out the community, offering open-concept one and two-story floor plans under both their Traditional and Express Homes lines. Models like the Aria, Cali, Heron, Hayden, Lantana, and Sunnydale were popular floorplans, with three to five bedrooms and two to four bathrooms.
Many homes feature quartz countertops, wood-look tile flooring, screened lanais, and fenced backyards. What I also like about the D.R. Horton homes is the fiber cement siding (Hardie board) on the exterior. This siding is impervious to wood-rot, making it a great choice for Florida's environment and a better alternative to stucco.

As for pricing, River Glen offers real value for the area. Resale homes in the community are currently listed and selling in a range from roughly the mid-$300,000s to the low-$400,000s, with some larger homes or premium lots commanding a premium.
This price range puts River Glen right around the median price point for Northeast Florida ($365,000), making it an attractive option for buyers who want space, amenities, and a great location without stretching their budget.
Because D.R. Horton's final phases were sold out in 2023, the market here is now made up entirely of resale homes. So, while new construction homes in Yulee are still being built in nearby communities, River Glen offers the advantage of newer resale homes without the wait times or construction uncertainty.
It's always a good idea to connect with the best realtor in Northeast Florida who knows River Glen well to get the most current pricing and available inventory.
River Glen Amenities
At the center of it all is the River Glen Amenity Center.
This is where River Glen truly shines. The community's amenity package is more than your neighborhood pool. Instead, it's the kind of setup that you would typically expect from higher-priced communities in the area or from a small resort.
River Glen's Amenities easily compete with many higher-priced neighborhoods. From the pool to the playground to the tennis courts, there is something for everyone to enjoy.
Here is what residents have access to:
Junior Olympic-Sized Pool
A spacious pool is perfect for lap swimming, leisurely floats, or just cooling off during those long Florida summers. Whether for lap swim or summer fun, the pool is a favorite amenity for residents throughout the year.

Clubhouse
A well-appointed community clubhouse serves as the gathering place for events, meetings, and everyday socializing. There is always an active calendar of community events throughout the year.

Nature Trail
A walking trail winds through the community and gives residents a peaceful way to enjoy the outdoors. It is a favorite for morning walks and evening strolls.
Kayak Launch (My Favorite Amenity)
River Glen sits on Plummer's Creek, and the developers wisely took advantage of providing residents access to this navigable water. The kayak launch opens so many possibilities for exploring, fishing, nature watching, and fun on the water. Many residents report seeing bald eagles, and when the redfish are biting, it's any fisherman's dream.
Whether for fishing or just exploring nature, the convenience of the neighborhood kayak launch in River Glen is unmatched by other neighborhoods in Yulee.
River Glen HOA and CDD Fees
River Glen operates with both a Homeowners Association (HOA) and a Community Development District (CDD), which is a common and beneficial structure for communities of this type in Florida.
It's important to understand that HOA fees and CDD fees are completely separate and serve different purposes. When budgeting for a home in River Glen, homebuyers should account for both fees.
HOA Fees
The HOA for River Glen is quite reasonable. For 2026, HOA fees are $125 per year, making this one of the more affordable HOA communities in the area.
The HOA governs architectural standards, landscaping maintenance expectations, and community-wide rules and regulations that help keep the neighborhood looking great and protect property values over time.
CDD Fees
The River Glen Community Development District (CDD) is responsible for the construction, maintenance, and operation of the community's infrastructure and amenities to include the pool, sports courts, fitness center, trails, and all common areas.
CDD fees are not paid directly to a private association. Instead, they are assessed annually and collected as part of your property tax bill. The CDD financed the community's development through tax-exempt bonds, and the annual assessments cover both the repayment of those bonds and ongoing maintenance of all community facilities.
The extensive amenity package at River Glen of the junior Olympic pool, the splash pad, the fitness center, the sports courts, and the kayak launch are all maintained and funded through the CDD structure. In other words, you get what you pay for, and at River Glen, what you get is genuinely impressive.
For 2026, the CDD fee for River Glen is $3,067.60 for most homes.
Using the website of the Nassau County Property Appraiser, prospective buyers should check the specific CDD fee for any home they may be interested in as the amount may vary if the bond portion of the CDD has been paid off. The operating and maintenance portion of CDD fees can also change with each annual budget cycle.
